The One – $295 million
In Bel-Air, Los Angeles, a megamansion known as “The One.” It was originally designed by Paul McLean for Hollywood film producer Nile Niami. It is currently the most expensive home in the U.S. and also one of the country’s largest private homes.
The approximately 9,750-square-meter mansion features 21 bedrooms, 42 bathrooms, a 50-car garage, a bowling alley, a nightclub, and a 360-degree view of Los Angeles.
After the house sold, Aaron Kirman, listing broker and president of the Aaron Kirman Group at Compass, tells Robb Report: “The auction is a call to action; a way of letting everyone know that ‘the One’ is finally for sale, and will be sold to the highest bidder.”
The Manor – $165 million
Situated in Holmby Hills, Los Angeles, The Manor, also known as Spelling Manor, is approximately 5,248 square meters. The French chateau-style mansion was once owned by television producer Aaron Spelling. It boasts 123 rooms, a beauty salon, a bowling alley, and a flower-cutting room.
Originally built for Aaron Spelling and his widow, Candy Spelling, the mansion offers a range of personalized amenity rooms, including a flower-cutting room and a film editing area located behind the screen of the home’s movie theater.
Palazzo di Amore – $129 million
Located in Beverly Hills, Palazzo di Amore is a Mediterranean-style villa approximately 4,926.64 square meters. It features 12 bedrooms, 23 bathrooms, a vineyard, a 50-seat theater, a bowling alley, and a disco.
The mansion, built by billionaire developer Jeffrey Greene, was first listed for $195 million in 2014 but was later put back on the market for $129 million after a few years.
The Beverly House – $125 million
This Versailles-inspired Beverly Hills estate, previously owned by William Randolph Hearst, spans approximately 4,645 square meters and boasts 18 bedrooms, 25 bathrooms, an approximately 6.71-meter-high ballroom ceiling, a library, and a billiards room with herringbone parquet floors.
The Godfather was filmed at the house, and Scenes from the 1992 film The Bodyguard also took place there.
It was designed by architect Gordon Kaufmann, and it is influenced by the Mediterranean Revival style. The exterior has French-style gardens, fountains, and statues. Also, Artist Hugo Ballin painted interior murals
1107 Hillsboro Mile – $139 million
Located in Hillsboro Beach, Florida, this waterfront mansion offers approximately 5,574 square meters of living space, 11 bedrooms, 22 bathrooms, and 465 feet of oceanfront. The estate formerly owned by Candy and Aaron Spelling draws inspiration from the Palace of Versailles.
Great Island – $125 million
Situated on Long Island Sound, Connecticut, Great Island is a 60-acre private island with a main residence of approximately 1,208.74 square meters, a clock tower, an equestrian center, and sweeping water views.
According to Ms. Devendorf, King George I originally granted it to a private individual in 1721 for 200 pounds. In 1919, Junius Spencer Morgan purchased it. “To acquire an entire island of this magnitude and beauty is a once-in-a-lifetime opportunity,” Ms. Devendorf said, according to Mansion Global.
Crespi Hicks Estate – $106 million
This Dallas mansion spread over 25 acres, features 10 bedrooms, a two-story library, a 19th-century Italian chapel, and an infinity pool.
Maurice Fatio originally designed the mansion for Pio Crespi, which was later renovated. “One would have to go to 17th century Belgium or 18th century France to find comparable craftsmanship,” said Bill Booziotis about the mansion.
Gemini – $120 million
Located in Manalapan, Florida, Gemini is a 15-acre estate that spans approximately 5,750 square meters. The coral stone-clad main house, which dates to the 1940s, includes 33 bedrooms, 47 bathrooms, and over 1,200 feet of beach frontage.
The Ziff family has owned Gemini since the 1980s after President Donald Trump’s estate was recently sold for more than $120 million.
Mesa Vista Ranch – $220 million
T. Boone Pickens once owned a sprawling 65,000-acre ranch in Pampa, Texas. It features a 33,000-square-foot main house, a chapel, a lake house, and an airport with a 6,000-foot runway.
“It’s like a five-star resort—it’s just a gorgeous place,” Sam Middleton said. “It’s got man-made lakes, waterfalls, a man-made river, a golf course, a huge airport, a 35,000-square-foot lodge, and T. Boone’s Lake House.”
The Family House features over 557 square meters of living space, along with an additional 232 square meters of porches and patios. The property also includes a two-story pub, a 30-seat movie theater, a separate gun room, a lakeside chapel, a children’s playhouse, and a 1,070-square-meter Lake House.
Owlwood Estate – $115 million

Pumpkin Key – $75 million
A private island in the Florida Keys is spanning 26 acres. It includes a main house, two caretaker’s cottages, and a dock accommodating a mega yacht.
The island features a main home with three bedrooms, two caretaker’s cottages, a dock master’s apartment, a dock master office, and a 20-slip marina that can accommodate a mega-yacht. Additionally, there are tennis courts that double as a helipad and golf cart paths around the island.
Rancho San Carlos – $85 million
Situated in Montecito, California, this 237-acre estate includes a 30,000-square-foot main house, 10 cottages, and an equestrian facility.
In 1990 the property was purchased by the Rancho San Carlos Partnership (RSCP) from the Oppenheimer family for $70 million. The Partnership established The Preserve as a conservation community, protecting 90% of the 20,000 acres property in perpetuity through the Santa Lucia Conservancy, a conservation land trust.
