The RMJM Dushanbe Tower, designed by the international architecture firm RMJM Milano, under the leadership of Principals Luca Aldrighi & Abhinav Goel, represents the vision for one of the supertall developments in Central Asia, redefining the skyline of Tajikistan’s capital city. This mixed-use development will serve as a powerful statement of national modernity and technological prowess.
The 400-Meter Super-tall Dushanbe Tower
Located in the Gissar Valley, bounded by mountain ranges and rising at an elevation of 750 to 930 meters, the project exemplifies twisting sculptural form, architectural innovation, and technical advancements, reaching a height of 400 meters (1,312 feet) as a supertall skyscraper recognized by the Council on Tall Buildings and Urban Habitat (CTBUH).
Tajik authorities have adopted a strategic urban development plan aiming for rapid and dramatic growth, and notable demolitions include historical government buildings near Dusti Square and major community hubs like the Shahmansur and Barakat markets, which have been replaced by structures such as the National Museum and new shopping malls.
Building in the Park Strategy
Conceptualized under the “Building in the Park” strategy, the team adopts a radically different approach by situating the 400-meter structure within a sprawling public park. The design emphasizes that landscape and architecture can coexist and foster well-being and community interaction.
This architectural approach also engages with historical urban planning philosophies in Dushanbe. The city’s original master plan, heavily influenced by Soviet architect Pyotr Vaulin, an admirer of Le Corbusier, established Dushanbe as a “green city” characterized by tree-lined streets.
In recent years, Dushanbe has experienced increasingly severe climate impacts, including intense summer heat. By integrating a massive park, the Dushanbe Tower design offers functional benefits beyond aesthetics, using large-scale landscaping to help mitigate the urban heat island effect through shade and evaporative cooling.
Architectural Philosophy: Integrating Verticality and Nature
Spanning 200,000 square meters, the mixed-use vertical composition includes residential, office, commercial, and observation areas. The form of the structure symbolizes both innovation and environmental sensitivity, drawing inspiration from the regional context. The dynamic facade, defined by flake-like elements, is inspired by the shifting forms of a mountain ridge, with twisting shapes extending outward and forming canopies at the base.
The design focused on the principles of human-centered urbanism with a pedestrian-friendly public realm, freeing the ground plane from vehicular traffic and prioritizing community gathering. The surrounding landscape features sunken plazas, lush green spaces, and open public areas, ensuring nature flows freely around the structure.
Positioned in an extreme seismic zone, careful consideration has been given to the engineering structural system, foundation design, and construction methodology. The bold sculptural form defines the architectural language, demonstrating that vitality and landscape can provide a balanced solution. The tower resembles a new icon for Dushanbe with its deep connection to the natural environment and human-centered design.
